How much is too much advertising for your property?

When it comes to selling your property, it's natural to want to get the best possible outcome. You want to make sure your property gets maximum exposure, attracts the right buyers and sells for the best price. However, the process of selling can be costly, and many sellers may not be aware of all the expenses that come with it. 

It’s important to note that advertising is a necessary expense in selling a property. However, it's also important to be aware of all the costs and to ensure that you're getting the best value for your money. 

One of the biggest expenses in selling a property is advertising. Real estate agents will often suggest upgrading your advertising package, which may include prominently displaying their agency name and photos of the real estate agents. While this may seem like a good idea, it's important to understand that when you pay for advertising, you're not just paying for the marketing of your property, but also the marketing of the agency to other potential sellers. 

So, what can you do to avoid these additional costs? If an agent suggests an advertising upgrade, ask them to pay for it upfront. If they're confident that this will result in a sale, they should be happy to do so. After all, it's their job to sell your property, and they're the ones who will benefit from future business from other sellers who see their agency name prominently displayed. 

The Golden Rule 

If the agent is unwilling to pay for the upgrade, you can always negotiate to pay marketing costs after the sale is completed. This avoids the risk of financial loss and can be agreed upon when the property is listed. Remember, the golden rule of selling is to "pay no money until the property is sold and you are happy with the outcome." 

Moral of the story – don't be afraid to ask your agent questions and negotiate where possible to ensure that you're comfortable with the marketing strategy and associated costs.
